Lower Merion Approves Preliminary Plan for Mixed-Use Building Along North Side of Lancaster Avenue

Lower Merion officials have approved the preliminary plan for the development of a mixed-use building on Lancaster Avenue in Haverford, writes Richard Ilgenfritz for the Main Line Media News.

The plan for the site at 355 West Lancaster Avenue includes the consolidation of four lots. The 1.89-acre site is currently home to five office buildings.

According to the plan, the existing structures will be razed and replaced by a four-story, 56,898-square-foot building. The new mixed-use structure will have 121 residential units, 20 percent of which are classified for moderate-income levels.

The building will feature studio, one-, and two-bedroom units. Some of the apartments will include dens.

The new building will also include 4,740 square feet of retail space that will be split between two spaces and a 7,000 square-foot amenity deck.

The subsurface garage will offer the majority of the 201 parking spaces. There will also be 127 bike parking spaces throughout the site.

A pedestrian forecourt area and a pocket park in the property’s southeast are among other enhancements planned for the site.

The site was previously considered for a Wawa with a gas station.
