Downtown St. Pete is set to see another luxury townhome development as the real estate market continues to see extraordinarily low inventory and strong buyer demand. Several projects in the downtown area have recently sold out including The Royal, a 13-unit townhome development on 4th Avenue South, and Six Point Row, a 19-unit townhome project on 1st Avenue North in the Grand Central District. This demand is fueling the need for more residential units at all price points.
Coming off the success of their last project, the team behind Driftwood on Central, an 11-unit mixed-use and townhome development that is currently under construction in the Grand Central District, has announced their latest project – SOMA.
Located at 630 4th Avenue South , the project is being spearheaded by St. Pete Development Company, a local real estate development firm that is led by Dr. Julie Kessel and Nick Janovsky, as Development Director. The pair are longtime friends who recently started the company to build community-centric real estate developments. Their signature approach to trendy designs, with well thought out stories that connect to the heritage of the locations they build in.
Kessel and Janovsky found the land on 4th Avenue South in downtown St. Pete and instantly they knew it was special, being close to the heart of all things downtown St Pete, the waterfront, Tropicana Field, and in the awakening Innovation District, but also quietly off the main Beach Drive strip. They purchased the land for $840,000 in March and began the visioning process for SOMA.
SOMA, which is derived from Greek meaning “of the body” promises to be “elegant, downtown, heartful,” according to a press release. The boutique townhome development will feature four homes with three bedrooms and three and a half bathrooms across 2,890 square feet of living space. The estate-sized homes will each have a two-car garage and a private elevator. Finishes will include ten-foot ceilings, gas tankless water heaters, quartz countertops, and gas appliances.

The project will have two, two-unit buildings separated by an interior paved motor court with garages accessible via the alley. A landscaped brick paver walkway with a gated entrance will front the community along 4th Avenue South. Canopy Builders is the general contractor for the project.
